We went in the off season and it was pretty deserted but we found the rooms immaculately clean, the staff exceptional and the area gorgeous. Motel sits right on the River at the foot of the Reservoir so it's perfect for fisherman and even has a bait shop on across the street (I think same owners). Great spot!

It's one of my favorite places to stay at. The owners are very friendly and polite. The place itself is amazing because of the nature and the animals you see just walking around not being afraid and the chipmunks come around and play around you. I love it there! I would recommend this place for anyone who is animal friendly and also loves nature. If you want to get away from NYC and go to a calm and quiet place then Downsville Motel is the place because at night you can come out to the porch and count the countless stars in the sky!

Nicest owner. Beautiful rooms. Quiet. Lovely and clean. You can sit on the river and fish. Rent a canoe or kayak. You will love your stay here!

Excellent property and very convenient to the Camp ground activities. Owner and front desk staff is extremely efficient, pleasant and helpful. Property is clean and has a fantastic rustic charm. All you can ask Wi-Fi, flatscreen TVs, Fridge , microwave, a little balcony with an amazing view of the Delaware river. Pet friendly!!! I’m in love

I was hoping to find a name brand hotel in this area and there was none to be had! I was driving past this place and as a lover of Schitt's Creek, I decided to try it. There was no one to greet us, but a sign on the door to pick an open room, keys were inside and pay on the way out, as there wasn't anyone around at the time. Very convenient! Room was very clean and the enclosed outside porch was a game changer in terms of being a smoker. The room had both a microwave and a fridge (which even the bigs guys don't always have both) and checking out the next day across the street at the mercantile gave off a real country feel. Wifi was great, beds were clean and comfy. Love this stay and recommend for the great value it was!

Alan and Lori are truly professional when it comes towards getaway escapes here in New York. Last minute booking, arriving on time, I was so happy to have not one but two very clean beds to collapse upon on my journey home to Rochester. I definitely recommend, with distinction, this amazing motel

This spot is so relaxing and beautiful. Its rooms are basic but clean and each has a little deck where you can sit and take in the views of a beautiful mountain and the eastern branch of the Delaware River. Prices are more than reasonable .

I really enjoyed my stay here. The room was spacious and clean. A good supply of pillows and blankets. Spent a lot of time on the back porch watching the bald eagles, birds, bunnies, butterflies, even a doe and fawn at twilight coming for a drink at the river. Really appreciated the use of the kayaks. It was a leisurely paddle to the covered bridge and back. We got the room that allowed our dog. She enjoyed the field in the back for sniffing and walking. Definitely will be back here when the mountains call me again.
